Morley Fredericks Real Estate does not collect or charge any application or screening fees.

If you choose to submit an application, Intellirent, our third-party screening service, will charge you directly for the credit and background check they perform. All screening fees are non-refundable, regardless of the outcome of the application, the number of applications submitted, or whether the property is ultimately rented to another applicant. Morley Fredericks does not receive, control, or refund this fee.

Before submitting your application, please review the property-specific screening criteria below.

Your application will be evaluated solely on these published criteria and in a consistent manner for all applicants. Application fees are not refundable.

For reference, our standard rental qualification criteria are outlined below:

1. Credit Score: Minimum 700 FICO with no bankruptcies, evictions, or current collections
2. Income: Combined gross income of approximately 2.5x–3x the monthly rent
3. Rental History: Positive, verifiable rental history
4. Identification: Valid government-issued photo ID
5. Background Check: No serious criminal history that would affect resident safety or the property
6. Occupancy &; Move-In Date

All intended occupants 18 years of age or older must apply

All occupants must be named on the lease if approved

Desired move-in date must align with property availability

• Approval is based on meeting the published criteria and is not a guarantee.
